Grayson Square is a new residential community proposed within the city limits of the City of Everett. The project proposes to redevelop two lots, which in total is approximately 4.93 acres. The site is currently developed with three commercial buildings and large parking lots which will be demolished and redeveloped into 88 townhomes contained in 13 buildings.
The subject property and project site front is accessed from the west side of 19th Avenue SE. This new residential community will include an open space tract that can either provide active or passive amenities conveniently for the enjoyment of the neighborhood residents. The open space areas will be owned and maintained in common by the residents of Grayson Square. One tract, relatively large, is created and maintained to the west of the project to contain and protect the natural open space areas and critical resources including wetlands, streams, and steep slopes and their associated buffers.
The proposed townhome community will provide a mix of two unit types, including a 2-bedroom, 2.5 bath option, and a 3-bedroom, 2.75 bath option. Each dwelling will be 3 stories, generally organized with a tandem-parked 2 car garage on the first floor, living, dining and kitchen spaces on the second floor, and bedroom and baths on the third floor.
