Is Everett Mall Pivoting From Topgolf to Offices and Storage Units?

A recent preapplication meeting request for May 19th puts Everett Mall’s “Hub” vision into question. Maybe Everett can’t have nice things.

In 2024, Brixton Capital, the new owners of the Everett Mall, along with the City of Everett, sold us an ambitious vision of a modernized mall as an entertainment destination with tasteful shops and restaurants.

Topgolf at the Everett Mall may not happen now.

Topgolf was going to be the anchor tenant. Years of planning and permitting went into making it a reality. The permits described it as a new outdoor entertainment and recreation venue, “featuring 68,000 sf, three-level building with restaurant, bar, and entertainment and event space to include golf ball hitting bays and an outfield with electronic targets on an 11-acre site.”

Topgolf’s name was all over the planning documents, but would never officially confirm the new location.

Right around the same time approvals were made for the location, Topgolf was breaking up with Callaway, only three years after its $2 billion merger. Topgolf CEO Artie Starrs departed for the top job at Harley-Davidson in 2025. On January 1st, 2026, private equity firm Leonard Green & Partners (LGP) completed the acquisition of a 60% stake in Topgolf from Topgolf Callaway Brands for approximately $1.1 billion.

By several measures the entertainment industry has struggled this past year, and many blame over-expansion as part of Topgolf’s recent decline. No official word from Topgolf, Brixton Capital, or the City of Everett, but things are not looking good for the Everett Mall location.

Storage Units and Office Space?

In the city permitting portal, a Brixton Capital May 19th, 2026 meeting is scheduled for a preapplication discussion on a project which consists of “the interior demolition of the existing enclosed mall structure and the conversion of a portion of the building into a self-storage facility. The scope also includes subdivision actions to place the proposed storage use on a separate legal parcel.”

The demolition isn’t news, but a single story storage facility? There’s already a dozen storage facilities within 5 miles of the mall. What kind of destination is a storage facility?

If you take a trip south to Lynnwood, you’ll find a thriving Alderwood Mall. Cars circle the parking lot, stalking exiting shoppers to find a highly coveted parking spot.

Meanwhile in Everett, cars will be swinging in for their once-a-year drop-off of old furniture and baby clothes.

The “Everett Self Storage Facility” shown in the latest site plan doesn’t really get in the way of the planned Topgolf facility—it’s where a parking lot was planned.

Instead, a 60,000 square foot “Proposed Office” sits squarely in the way of where the golf center was going to be.

The old LA Fitness was going to be demolished to make way for Topgolf, but now it appears some of it will be salvaged or replaced to provide office spaces.

Once again, there are many office buildings in the area. Who goes to the mall to work at a cubicle?

Will there be another pivot?

Who knows, maybe these plans are just a backup plan. Maybe Topgolf or another destination business will be replacing it. We can hope.

All I know is if this is the new plan, I don’t see my family visiting the Everett Mall anytime soon. We’ll drive a little further south.
