Menchie’s Frozen Yogurt Inks Lease At Port of Everett

A bit delayed in getting this out but late last month the Port of Everett announced another tenant has signed a long-term lease for the retail portion of Fisherman’s Harbor at the Port in Everett, Washington. Here are the details.

EVERETT, Wash. – Menchie’s @ the Marina will soon add a sweet new attraction to the Port of Everett’s Waterfront Place.

Earlier this month, the Port Commission authorized a 10-year lease with BOYO LLC – a Bothell-based Menchie’s Frozen Yogurt franchisee – for 1,000 square feet of new waterfront retail in Fisherman’s Harbor. The deal includes two, five-year options to extend, and marks the first Everett storefront for the Menchie’s brand.

Menchies @ the Marina will join the new Anisoptera Spa and Rustic Cork Wine Bar at a new two-story building overlooking the Port of Everett Marina. The 10,000-square-foot A12 building set to break ground next year near Hotel Indigo and the new Waterfront Place Apartments is the second building to be constructed as part of the Port’s new “restaurant row.” The building is situated next to the new Fisherman Jack’s and South Fork Baking Co. – two waterfront eateries set to open in spring 2023.

The fro-yo shop will feature indoor and outdoor seating and a convenient walk-up window offering direct access to and from the waterfront esplanade, just steps from the Port’s family-favorite Pacific Rim Plaza Splash Fountain.

“We’ve been working to add a specialty ice cream shop at Waterfront Place to round out the mix of uses on the waterfront,” Port of Everett CEO Lisa Lefeber said. “Menchie’s @ the Marina is a great addition to the Port’s ‘restaurant row,’ and we look forward to bringing this attraction, and many more, to the community very soon.”

Owners Joe and Leah Karl of BOYO LLC currently operate the Menchie’s location at the Canyon Park Commons in Bothell. Their shop offers self-serve, mix-it-yourself frozen yogurt with a variety of flavors and toppings. Options include nonfat, low-fat, tart, sorbet, no sugar added, dairy-free and gluten-free. Just like at the Bothell location, the new store at the Marina will also offer fro-yo cakes, acai bowls and event catering.

When they decided to open their second fro-yo location, the Port of Everett’s Waterfront Place was a top spot. Joe is a fisherman with a 28-foot fishing boat moored at the Port of Everett’s South Docks, Leah is an Air Force veteran whose previous property management career had her working with Naval Station Everett.

“We’ve watched the evolution at the Port of Everett, how they’re expanding and it’s becoming a really exciting place to be,” Leah Karl said. “We decided it was the right time for us to expand in our community. We’re delighted to be part of the growth there.”

As members of the Menchie’s franchise, the Karls focus on quality, variety and innovation to offer only the best-in-class frozen yogurt with limited-time flavors available in the shop each month. They live by the “We make you smile” slogan. They look forward to seeing friends and families enjoying each other’s company over a cup of fro-yo.

“It’s such a family-friendly environment,” Leah Karl said. “Everybody is so happy whenever they go to Menchie’s. Our family always had a good time there.”

BOYO also owns and operates the only Menchie’s food truck in the United States – so you can get your fro-yo at festivals and events, too. The Karls launched their one-of-a-kind mobile operation in 2022.

“We’re still in shock about this business opportunity,” Joe Karl said. “We’re excited to see what Waterfront Place grows into. That is what’s amazing about this – we get to be part of a whole new environment, a whole new vibe down at the waterfront. It’s so great.”

Port development partner The Schuster Group will be constructing the new building in 2023, with businesses opening in 2024.

Just one more tenant space remains available in the A12 building at Fisherman’s Harbor, and the Port is seeking to fill the 2,800-square-foot unit with a complementary family-friendly use, such as a pizza place or breakfast spot. Other opportunities in Fisherman’s Harbor include a high-end restaurant and a year-round fish market.
